Understanding Taxes and Escrow on New Homes

Be aware that property taxes on new construction are estimated for the first year, as they are calculated based only on the land value until the home is assessed with improvements. If you’re financing, these estimated taxes—along with your homeowner’s insurance—are included in your closing costs. You might receive an escrow refund at the end of the year because of how these estimates are handled—ask me to explain this process.

Upgrades: Where to Invest for Long-Term Value

Don’t be alarmed by the total purchase price when upgrades are added in. Focus on structural upgrades like extra square footage, bedrooms, a three-car garage, or an extended patio—these bring more long-term value and are difficult or impossible to change later. Adding an extended patio gives you more outdoor living space and increases your home’s appeal in the future. Cosmetic options, such as lighting fixtures, flooring, or additional concrete, can be easily upgraded down the road. I recommend prioritizing what matters most for the value and functionality of your home and sticking to your budget.

The standard lighting package in your new home may not include the designer fixtures showcased in model homes. Upgrading lighting can quickly eat into your budget, so choose intentionally—many fixtures can be added later, one paycheck at a time, if needed.

Costs to Expect After Move-In

It is a good idea to plan ahead for essential items you will need after move-in, as many are not included in your home’s purchase price unless you add them to the cost and include them in your mortgage. Budget for window treatments, back yard landscaping, rugs, bath accessories, cleaning supplies, patio furniture, and décor. I always encourage my clients to think ahead and keep these costs in mind so there are no surprises.
